What is driving the surge in plotted developments in India?

Plotted developments are reshaping Indian real estate, offering homebuyers customizable land parcels within gated communities equipped with premium amenities. As demand rises, larger plots are gaining popularity, providing greater flexibility, a stronger connection to nature, and a perfect balance between urban convenience and suburban tranquility.

A JLL study shows that real estate developers purchased approximately 3,294 acres of land between January 2022 and October 2023. Additionally, Anarock data reveals that approximately 2,252 acres of the total land deals in FY-24 are proposed for residential, plotted, and township projects, representing a significant portion of the total land deals during the fiscal year. According to Magicbricks research, MMR has the highest demand for plots among all cities in India, followed by Pune. The data indicates a notable transformation: plotted developments are no longer just an alternative housing option; they are becoming the preferred choice for a growing middle class seeking independence and the luxury of space.

Commenting on this, Rajat Khandelwal, Group CEO, Tribeca Developers, says, “Plotted developments are redefining modern homeownership by offering unparalleled flexibility to design bespoke homes while benefiting from thoughtfully curated community amenities. This surge in demand reflects a broader shift in buyer preferences – where personalisation, asset appreciation, and a deeper sense of ownership take precedence. As land values continue to appreciate and infrastructure development accelerates, plotted developments present a compelling investment opportunity, not just in metropolitan hubs but also in emerging tier-II and III cities.”

Industry experts say this trend is buttressed by rising lifestyle aspirations, disposable incomes, and a quest for sustainable, harmonious and green living environments. Stonecraft Group, a Hyderabad-based real estate developer, recently announced their launch of Woods, Indresham, in Hyderabad, spread across 32 acres offering 305 premium plots sized from 267 to 587 sq yards. Woods Indresham offers a serene, nature-centric living experience with a rare one-acre mango grove, a two-acre Miyawaki forest, and seven acres of open spaces, fostering a vibrant community.
